A CMA is a report comparing your home to similar homes that have recently sold or are currently on the market. It considers the size, condition, features, location, and market trends. Your agent should provide a CMA and explain how they arrived at their suggested listing price. It should be noted, a CMA is not an appraisal. 

Marketing your home is another crucial aspect of selling a home successfully. Your agent should have a comprehensive and customized marketing plan that showcases your home's best features and reaches your target audience. Some of the standard marketing methods include: 

  • Hiring a professional photographer to take photos and videos of your home
  • Writing an engaging and accurate listing description
  • Posting your listing on multiple online platforms
  • - Creating flyers, brochures, and signs
  • - Hosting open houses and private showings
  • - Networking with other agents and buyers
  • - Using social media, email, and direct mail campaigns

Your agent should explain their marketing plan in detail and provide you with regular updates on their progress and results.

Real estate agents typically charge a commission based on a percentage of the home's final sale price. The commission is usually split between the listing agent and the buyer's agent. The average commission rate in the U.S. is 5-6%; however, there is no standard. It can vary depending on the property's location, type, and condition. Some agents may offer a lower commission rate in exchange for fewer services or a faster sale. It would help to ask your agent about their commission rate and what it includes before signing a contract.
